On the whole the new act, has simplified the tenancy rules and has rewritten the old act of 1960, and brought it close to the common man and citizens.
Before the commencement of this Act, disputes between landlord and tenant of residential and non – Residential buildings were decided by the courts by the Buildings (Lease, Rent and Eviction) Control Act 1960, (Rent Control Act of A.P.). In 2014, after the formation of separate state of Andhra Pradesh, there were demands from various organizations and individuals to revise this act in consonance with prevailing rent vates, lease and other issues. Accordingly Andhra Pradesh Residential and Non Residential Premises Tenancy act 2017 has been formulated by the government of A.P. as Act 10 of 2018.
